Invest with us
Invest alongside the people running the building.
We bring capital partners into small multifamily deals we source, underwrite, and operate ourselves. Deal by deal, with the property and the plan in front of you before you decide anything.
How we think about it
Unglamorous buildings, run well.
Below the institutional line
A 5 to 40 unit building is too small to interest an institutional buyer and often too large for an individual landlord. Less competition on the way in tends to mean a better basis.
Returns from operations, not from leverage
The plan is to raise net operating income by fixing what was neglected and running the property properly. Financing is a tool, not the thesis.
We operate what we buy
We are not allocating your capital to someone else's deal. We source it, underwrite it, and stay responsible for how it performs.
Investor enquiry
Tell us what you are looking for.
This is an introduction, not a commitment. Nothing here obligates you to anything, and we are not asking for money or documents at this stage.
We would rather know what you are actually looking for than send you everything we come across.
FAQ
Questions we get asked.
Where a number has not been set, we say so rather than publishing one we would later have to walk back.
What do you invest in?
Small multifamily: 5 to 40 unit apartment communities, primarily in North Carolina and across the Southeast, with select opportunities elsewhere in the country. We focus on light to medium value-add, meaning buildings with good bones that are underperforming because of deferred maintenance, below-market rents, or weak management.
Am I investing in a specific property, or a blind pool?
A specific property. You see the building, the business plan, and the underwriting before you commit to anything. We do not raise blind pools.
What is the minimum investment?
It varies by deal. We would rather not publish a figure here that a future offering contradicts, so the honest answer is that we will tell you where the current opportunity stands on a call.
Do I need to be an accredited investor?
Most private real estate offerings are limited to accredited investors, so in most cases yes. The form asks so we know how to route the conversation. If you are not sure whether you qualify, choose “Not sure” and we will walk you through the criteria.
What is a typical hold period?
Value-add business plans need time: long enough to complete the improvements, stabilize operations, and then sell or refinance from a position of strength. The specific horizon is set deal by deal and stated in that deal's offering documents rather than promised in advance here.
How and when are distributions paid?
The distribution structure and its timing are defined in each deal's operating agreement. We walk through the full structure with you before you commit to anything. Nothing on this page should be read as a projection of returns.
What are the risks?
Real estate can lose value. Rents can fall, expenses and interest rates can rise, renovations can run long or over budget, and these investments are illiquid, meaning your capital is committed for the life of the deal and cannot be withdrawn on demand. Offering materials set out the risks specific to that property, and you should review them with your own legal, tax, and financial advisors.
What happens after I submit the form?
We reach out to introduce ourselves and understand what you are looking for. There is no obligation and no pressure. When something comes along that fits what you have told us, we send it your way.
